I am a first time home buyer and I know someone that is selling their house. He has not listed it yet and I am interested in purchasing it from him. He does not want to pay realtor and this helps to keep the price lower than it would be with a realtor. I am wondering what steps I have to take to make this safe and legal and where I can find this information. If you have experience in this area I would greatly appreciate your help.

How do we start. First time home buyer. House is being sold by owner. We don’t know how to make offer? What does the seller give us as far as documents? Shouldn’t the owner remove house from market to begin negotiations? We have financing? What do we do?

My husband and I are first time home buyers and are currently looking at buying a home. My husband is hesitant about buying one that is for sale by owner. Any comments?
We will be using our real estate agent to help us in the process. Wondering what the difference is between buying a home that is for sale by owner and a home that is for sale by a real estate company.

My husband I just bought home in July 2008 for 87k. Our interest rate is at 6.25. With the mortgage rates falling because of the economy, we would like to refinance to pay off some bills and to get a lower rate. We are first time home buyers and have a fixed 30 year FHA loan. Do we have to wait one whole year to finance or can we do it now?
