Rent, takeover payments, or Rent to own???
Recently I have started searching for a home to rent. With less than awesome credit it is proving interesting. I have found that being honest with people has helped alot. Some people are very judgmental, but others understand sometimes life happens and we can not control the consequences. Not everyone with bad credit is an irresponsible bum who does not pay their bills.
That being said I have ran across a few ads on craigslist saying this like this…..

I currently have available this beautiful home in great condition.
New flooring and interior paint throughout. perfect for a family or entertaining.
The best thing about the property is that>It can be taken over with no money down or credit checks through our take over payments program.

My LLC is alreaady set-up and right now im just learning the basics of real estate as a whole. I have a written plan that i really like. I’m thinking about buying a slightly distressed property that’s located in a good location. My ideal property is a 2-4 unit. Every property i plan to acquire will be for the long term so while these units are being rented i’ll make improvemnts to boost of value. Now, i have tenants paying off the mortgage and the improvements im makeing is adding value. I figure after 5 years or so the property will appreciate at a good rate. Thn i’ll refinane and use the cash to purchase more investment properties and so on and son. Im also interested in foreclosures and buy and flip strategies and tax liens and notes and deeds but for now, buy and hold. Help me.

She went into detail that it was safe to do and included how sucessful she had been with it. Her boyfriend was the orchestrator and he recieved 8000.00 of the 20000 i got and she made sure of that. The program allows the sellers to use my good credit for a fee,pay off their mortgage and pay the mortgage for 12 months so that they can improve their credit and repurchase their property.All this while they are allowed to remain in the property for the 12 months.They were only held accountable for paying the property tax and insurance which they did not pay and I just found out that is in my name as well. Now when I call any of them they tell me that I will have to take care of it. I am on disabilty and currently suffer from mental health. They told me some risk were involved at the interview all the sellers said for certain they just needed time and they would get their property back. So far one sellers did not come back and now I am stuck with a over priced distressed property. Help!!!!!

i became a leasing consultant at a local apartment complex. The person who brought me in when i couldn’t find a job ended up being my boss do to circumstance. At first she was a loving caring person until she split from her abusive husbands. well that when she changed she became selfish and promiscuous. she hired and assistant and decided not to work weekends his is a half full distressed property it needs a manager at all times. she has done devious stuff to get people fired so she can promote a friend of hers. fired employees that she knew how they where before she hired them hell she put the staff together. what to the cake for me was when asked to attend my daughters recital on a Sunday there is never any business on Sundays and i had told her 3 weeks ahead of time and she said the only way you will have Sundays off is if i work it." I’m tired of it and I’m ready to quit I have never been around some one that devious and un caring. My old boss said come on come back.
Now she all of a sudden she is being nice to me and I feel like if i quit i will be leaving her hangin buti’m tired of the job the bull and giving out bad products. she doesn’t do anything but get a paycheck. The friend she made a maintainence supervisor sucks. but I having trouble telling her I"M ready to go with out hurting her feelins cause she hates her assistant. I at workin weekends. SHE CAN"T MANAGE PEOLPE HOW DO I TELL HER I"M GONE
