Are "Open House Showing" just a waste of time if you already have the home listed in the MLS. It seems like they just attract people who are browsing and not really serious about buying a home.

I know a realtor would say that they are worth every penny and I know some good ones. But some home owners want to save on the realtor fees and sell their home themselves. Does anyone have any advice on buying a home from someone you know and how best to handle it? An friend is wanting to sell their home. I am sort of interested, but don’t really trust this friend. The home is only a few years old and there’s not any problems that I know of and I would get it inspected and appraised. Looking for some feedback on this sort of thing. Thanks!

My boyfriend and I are in the process of buying a home and have no idea what to do, so I’m thinking a Realtor would be a good choice at this point. Realtors seem to be a dime a dozen so I have no idea which to choose. Does anyone know of a good Realtor in the Orlando area? Or maybe a website that compares Realtors? Any advice would be much appreciated.

Here’s the deal I bought a foreclosed home at auction to use as a rental..Its only now after I put tenants in the house the neighborhood association has come to me demanding I pay fees owed…
I never sign a contract with this HOA no agreements written nor implied… this was acquired as a distressed property and acquired at auction from the bank with a warranty deed… I have papers affirming this property is free and clear of back taxes liens and dues
So here’s my question does this HOA have any grounds to come after me? its not like they can post date a contract and expect me to sign it! I intend to take them to court arguing they have no grounds to demand payment…

Could someone please explain to me if a Realtor is needed when you buy a property that is listed for sell by the homeowners instead of with a Realtor. Does the Realtor charge you a certain fee for this service? What is the process of buying a home like this? Pros? Cons?
