I’ve been studying the Real Estate market for over a year now and I want to get into buying and selling. I’ve learned that even though the economy is bad the future looks promising. The problems is my wife cleaned me out from our divorce and screwed up my credit rating. I’ve applied for loans and was turned down. I have little to invest except time. I would very much appreciate any type of advice. I’m a big boy so harsh criticism is welcome.

I was told that you can purchase homes by buying someone’s delinquent real estate taxes. I read a little about it but it seems that there is no guarantee you will actually get the property. Has anyone ever done this and can you give me any tips or info?
