I am looking to buy a used home for 30000. The home needs new siding and a real bad furnace cleaning. The carpet is original and ratty. The seller stated he will replace all the carpet and fix the broken bathroom shower that is cracked and has a hole in it. Should I offer 23000 and teller the seller not to fix anything? Is this a fair offer? I did some comparative research and found that medium grade carpet plus installation is about 3000. New siding 3-4000k. Bathroom shower 5-600 installed. The home is a modular and book value in excellent shape is 30000. I have more than all the abilities needed to fix these discrepancies. The home is almost 1100 sq ft The modular is located in a nice community that is clean however there are no amenities.
The home has had a complete inspection and the only thing that was needed was the furnace overhauled. The home is on the east coast.
The assement of this home was 23000 last year
